For the literal thinkers out there that believe that the best way to learn is via Non-fiction, remember that most of the best teachers in history used parables, metaphors, fables and other fictional methods of teaching.  

I'm looking to rent a property to college students.

Quick backstory, I initially planned to invest in my first rental property back in March, I had worked diligently to clean up my credit, paying off and having collections removed, bringing my student loans current, and paying off my credit card to a 0 balance throughout 2014.

My focus has always been, more or less, on buy and hold multi-families, and my constellation of companies orbits around that pursuit.I've heard med students say something similar -- they went to school, started learning and discovered, quite unexpectedly, that a field they'd never considered was fascinating to them.

HelloI am excited and honored to be involved in such a forum such as BiggerPockets.I am here because i am an student of the process and understanding of the Real Estate Community.

It is also important to remember you are not merely a landlord - I like to think of ourselves as being a housing service provider - perhaps bordering on lifestyle service provider with our student rentals.   

It is slowly getting better, mainly thanks to SCAD, which should be your primary consumer if you get it fixed up well, young college students with daddys money are great. 

I might even be so bold as state we are transitioning - at least with our student rentals - towards a lifestyle services provider.One internal trend we were discussing just yesterday is that we now {partially} furnish approximately 50% of our student rentals.
