Jim Miller , Nampa Idaho, retired school teacher. (Industrial Arts)  Former craft and hobby store owner,  siding and roofing contractor, and tax preparer.  I purchased a 'fixer' in 2010 with help of hard money lender, rehabbed and rented in 2011. Refinanced conventional loan in 2012 and used proceeds for down payment and some of rehab on second fixer.  Took over payments on one of my sons property in 2013 and rent with low cash flow while retaining garage and alley parking for construction trailers and storage.  Bought different personal residence in 2014 and rented out former residence.  Have not found deal I can afford so far in 2015, too much debt/income ratio, but still looking for ways to get 5th rental.  Presently have access to Fortune Builders wholesaling programs.
