I own a Self Storage in College Station,TX , STR in Fredericksburg,TX and a small MHP, that will convert to a 'tiny home park' [ park model RV park to be precise with some smaller single wides] in NWArkansas- Fayetteville-Bentonville Area

All will appreciate the extra storage, and it will help them get rented, but it isn't a big financial difference one way or the other. 

You won't probably get it, but you should get a substantially reduced rate (below the studio rate) and free storage for the rest of your stuff.  

I’m a commercial lender at MetaBank and have a storage facility with another one in development.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I am now 53 with 33 rentals, 135 storage units, and could live a very comfortable life without ever working again.

Here’s my possibly crack pot idea, I have a multi family with some land behind it, and am thinking about seeing if some one would like to build there for some sort of partnership, maybe mini storage or another multi family.

I have an investment in a mini-storage that we can very close to losing back in 2012 when trying to refinance.
