Unless there was specific language in the contract about the tenants signing a new lease you will likely be obligated to follow through.  

Also, there is no specific language in my buying contract relating to the tenant moving.

On the flip side, Lumi and Brie both have seen the property and gave him real-time specific feedback that would not be available if he didn't post the exact location.

If you need basic numbers to run off of you might be able to some local contractors to give you a rom estimate for specific types of work.  

I have never been east of the Mississippi River so I cannot get specific with you except how long of a drive are you?
