I'm purchasing a property and the ex tenant ais requesting that they left important  stuff in the house, (which they didn't) after leaving it abandoned for 2 months . is this considered abandonment??

When the tenant moves out (or when they request it), I read their actual usage and either credit or debit them for the difference between actual and estimated.This has worked fine for us and is far cheaper than automated reading and billing.  

This minority of agents will sell the extra hoops being requested to the homebuyer, so when my preapproval needs list is 5 times as long as anyone else's, the homebuyer knew it was coming and isn't surprised. 

I would also request a rent-roll for the last 24 months, prior to doing any inspection.

@Patrick Connell You are right, we don't mind to work it out since this is the first time late payment for her but the 20th she requested is unacceptable i would think.

If I do not get any response from him/her, how long should I wait to follow-up with a 2nd request?
