I signed a ton of documents telling me about this when I did my loans back in nov/dec and every single email from title company had it in their signature as a warning.Also, it's absurdly easy to fake an email and make it look exactly how you need it to.

Hi EveryoneI just signed up for bigger pockets and I just bought my first rental property.

I signed a lease with roommates but never lived in the property because the MLS said it had 3 bathrooms when in reality it had 2.5.

Just take a look at the % over list price that properties actually sold at: the extremely limited inventory, combined with the strong demand shows no signs of slowing down. 

If you already signed P&S I’d say it’s too late though.

I have had some servicers accept a signed/dated letter from the homeowner declining the modification and I have also had some who force the 3 month trial to go by without any modified payments received THEN they’ll go into short sale.

I would assume at some point between signing the contract and closing a home inspection is done but I couldn't find out who pays for it and when it takes place.

It's signing up for huge unnecessary risk and uncertainty right out of the starting gate versus building easier wins in a neighborhood that is more predictably heading in the right direction. 

@Luke Grogan What does the PSA you signed say about this situation?

I searched a bit so my apologies if this has been discussed at length before.I'm getting ready to sign new tenants and started thinking about options to reduce vacancy time at the end of the lease.
