In the state that I have owned real estate in there are different timelines for security deposits.

While you start working on getting your first property I would network as much as possible so you know who to connect with in your area when help is needed. 

I've heard of a deal where maybe I buy the house from the owner and then the owner then becomes a tenant.I've watched so many BP and Real Estate Rookie videos, all the information is swirling in my head and I just don't want to miss out on a good deal.

As I approach my 20th year as a real estate broker in Texas and my 30th year as a small business owner, I've decided to think outside the box and use what I have to get what I want.  

What is the reality of it from real experienced people?

My good friend has already had a lot of success in real estate and is an ultra high income earner.

I would love to connect and even work with other agents to both build my network and my client relations.

Without crunching real numbers, my napkin math is probably close to 20% avg annual return.
