I am currently interested in only buy and hold properties, and tend to lean away from single family homes. Looking for opinons on Multi Family compared to Single Family. Thoughts?

Maybe I’m just thinking too much into it but if someone can break it down Barney style that would be awesome.

So a townhouse style 4 or 6 plex with yards and washers and dryers and separate utilities is far superior to a converted Victorian with no yard, no laundry and shared utilities. 

Figure out what you and your team are good at (ie where do you have a competitive advantage) then find investors that match that style. 

Put the zip code in and look at the houses that are similar in style and price.

There are sites on the web that teach you how not to pay rent in lots of places in the US that have adopted Socialist style housing laws.

Your local Housing Authority may have a landlord orientation class too.

I have not had good luck with the LED style bulbs at all.
