1 bedrooms for investments

I'm looking for opinions on 1-beds in a 4- or 6-plex as an investment. This is in the Pueblo market, but curious about it in general. Having only owned 2- or 3-beds, wondering if 1-beds are harder to rent? Do renters tend to stay or turn over quickly? Is it difficult to sell this type of investment in the future? We've never owned multi-family either, so also curious how appreciation works on this type of investment compared to single-family in an appreciating market.

In urban areas, the one beds are fine.  In smaller towns and suburbs, one beds could have issues.  Longer lease up time and lower quality / transient tenants.  Try to do some local market  research.
