There are numerous investors, agents, etc. on BiggerPockets with experience in CA who would be able to give you a better perspective on the types of investments that work there.WIth regards to RentToRetirement, I worked with Zach and his team for my first property, detailed in the link below.

I searched the web, read a bunch of articles from anywhere I could find, and then like the rest of you found BiggerPockets.

I'm having trouble finding this on the web, probably because it's simpler than I'm making it out to be.  

I was a tenant for 10+ years in numerous properties and learned real quick you rarely get a full deposit back.

I don't live in your market but I've discussed it numerous times with other investors.

Any numerical thresholds or back of the envelope calculations you (or others) use? 

I have received numerous inquiries on this and that's why I put it out here to hear a different opinion. 

There are numerous first time homebuyer programs out there that would be a good way to get into buying a home with a very low barrier to entry.Hope that answers your questionsStephanie
