Allow me to explain.True motivation doesn't have to do with "money".

Your name will get out there as an investor/realtor, your time isn’t being spent looking for leads, and someone in your closer circle could be motivated enough to jump in as a partner on a deal. 

It’s easy leads that are motivated. 

But they were flexible with the move-in date so we renewed the lease to a later date, which is not so bad as we plan to install new floorings before they move in.Now the old tenant is not cooperating -1. she does not answer our phone2. we sent her the addendum with the original rent proportioned by date but put on a late fee $500 per day after Aug 10 (to motivate her to move!). 

Just a couple examples and motivations to sell.

What I do is make tons of offers and kind of piss people off, from there you'll start to feel out motivation/pricing and eventually some will start to pop.
