The septic waste system will need to be connected to city sewer in the spring, which will run about $4200, and the house also needs a couple safety repairs/upgrades, which cost another $1500 roughly. 

Do not put in a bid and then bail after you look at it, it’s a bad business practice and your wasting the sellers and agents time.  

I understand any investment comes with risks and you must do your due diligence when investing in a property to minimize theses risks.

Second, if the deed were to be rejected, it would be coming right back to you... and you could record the acquisition and refinance packages back to back.I would not be happy with my title company if they weren't doing everything they possibly could with minimal risk to get deals closed.

You just want to do it right to minimize your risk.

And conversations have been pretty minimal ever since. i'm pretty sure he only gives attention if i'm looking to spend on million dollar listings.

It was a well priced asset in a good area that offered a large value add play through operational efficiencies, thus minimizing the risk that's associated with physical value adds.
