Aim to establish contacts to help you (contractor, agent, PM, etc) within next 3 months. search for a home for 3-6 months (that meet your risk level) and close.

Most likely the total rehab will be more than the $91k.Go to some local REIA meetings and meetups and see if people are interested in JV on this deal.Look into the Small Balance loan for $1 - $5mm.

@Stephen Waldroup you will find yourself passing on a lot of deals in order to meet investing criteria when using the BRRRR strategy.  

Find and attend a local Biggerpockets meet up, find real estate investor clubs, talk to realtors who specialize in investment real estate, etc.
