When you factor in the costs from item #5, I don't see where you're going to end up in the positive side of this...as a hold.7 - If you sold it for the amount you say you will, and make the "spread" of $22,635, and took out the c.c costs of at least 10% ($17,000), you'd be left with around $5k.8 - There's no cushion for either hold or first year flip.

I think it is very important to look beyond the hard data in screening tenants and also look at the soft data - such as, how they act in-person, their tendencies, social media, if their car is clean and things such as that.
