CO-VID has shot unemployment through the roof.

I assume what you mean here is the disposal was backed up and so water that went down the sink leaked out the piping somehow (under the sink?)

As for the property the roof, a/c unit, and water heater are about 10 years old.

My capex budget includes roof 25 year life span, floors 10 year life span,appliance and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span. 

Run the AC for an house it least to make sure its not leaking and stays cold.

Also stay away from big buildings with NN leases because the rent often generated at low cost per foot doesn't give enough room for adequate saving up of reserves to pay for parking lot or eventual roof layer recovering or total replacement.

That way, when an A/C unit breaks or you have to replace the roof, you've already budgeted for that.

He also does all my rehabs too, he can do anything, roofing, plumbing, electrical, framing and on and on.

Its a BRRRR investments, needs major rehab and a new roof, but the numbers work fine.Thank you in advance!
