I can see a time where that leak in the back room or that electrical panel that is out of code might be cause for a tenant getting out of back rent.I cannot fault tenants for joining a union of sorts like this.

Prior to closing I had a home inspection done on 9/13 and it came back with minor issues such as 1) hole in siding near AC condenser needs to be sealed, 2) GFI outlet at rear of house will not test 3) AC condenser needs cleaning 4) leak noted under kitchen sink 5) no door return installed on front of security door and 5) could not enter second bedroom at time of inspection, inspector was told occupant had Covid (a convenient excuse I'm sure).
