I cannot say if this is enough information to show AD Mortgage is a legit company, but my opinion is that they seem legit.

You end up generating some cash flow in interim and purchase at the mutually agreed upon price in say 28-24 months.

Turns out, heloc underwriters are trained to use the Schedule E as one of their main sources of information, more so than any leases or receipts you might include as part of your application.  

Purchase price: $213,500 Cash invested: $20,716 Short term rental on Table Rock Lake near Branson, MO.

Purchase price: $310,000 Cash invested: $20,000 Bought and lived in while making upgrades with the intention to rent out.

My thought process is you have the contact information for the residents living in the units, they are precious jewels, and most importantly their experience should matter.
