Carpet and padding definitely are NEVER covered by the maker for steps due to the fact that you only step in the center of a step and it takes too much abuse BUT it's cheaper to replace.

Lots of landlords are taking the easy money from the Govt, versus the risk of someone making $14/hr being able to make rent on the monthly basis.I refuse to take Govt money, so when I get a property ready I have lots of prospects.
