Pet rent vs pet fee in Seattle

Hi, I'm thinking about charging pet rent instead of a non-refundable pet fee. Does anyone have any experience with pet rent? Can I just update my pet agreement and change the language to a monthly payment or do I need to include it in the lease agreement in addition to some form of pet agreement?

I may charge animal rent, but in and around Sociattle, I mean Seattle, and WA in general, I don't use the word 'pet' at all anymore.

A therapy, service or emotional support animal will disregard all the pet rent and pet fee language you have anyway.  You might have a chance if you use the words animal, canine or feline.  They haven't been able to argue those yet with me :)
