Current Mortgage Rates

I am looking to purchase my first rental but I am a little confused about the current mortgage rate. I know the mortgage rate is pretty high currently and is continuing to rise. So my question is, should I wait until the mortgage rates come down to invest or go through with an investment property if it makes sense.

@Aakash Deol, your fear of interest rates is just another excuse individuals give themselves to not invest in real estate. You need to look at the asset from all angles. For instance, even though interest rates are on the rise, rents are as well. Many investors overlook a tenant-occupied property where the current rents are below market, but miss the opportunity of analyzing the deal at market value rents after the tenant's lease expires. As Jared noted, buy real estate then wait. Even with rates on the rise, if the deal pencils out then you need to take advantage. Hope this helps!
