But I think the longer term potential is even greater as I'm one of those folks who think that in 10 years or so, banks will have finally sorted out how to appraise and value ADU's correctly as there will be an increasing market of buyers who want the flexibility of a separate dwelling unit on property for rental income and/or additional familial living space.

Also, the ten houses have much less risk: Multiple tenants, multiple properties, multiple submarkets, greater flexibility for exit strategies, to name a few benefits.I know people make good money in this space, but I like the risk / return ratio better on mainstream housing.

@Brandon PomerantzThere is flexibility when taking out retirement funds as a result of the cares act.You can pro-rate the income over 3 years.You can treat it as a loan instead of a distribution.One potential negative is that if you consider taking it out as a distribution it would be taxed at both federal and state tax rates.If you have rentals now and the distribution will put you above $150,000, you may lose being able to deduct the rentals against other income.It is hard to say yes/no to it being a good idea.
