@Suzanne P.If an of your retirement funds are in registered accounts, you will have to locate them with one of the 5(ish) trustees who will allow you to write notes and hold arms-length mortgages in the registered account.

Local bank I've been worked with on  an investment property purchase says they will loan however needs to be ARM due to manufactured home.

Non qualified simply means it wasn't arms length, so the county doesn't use it for comps, for tax assessments.
