I saw the potential and brought up the poor work needing to be done (mainly electrical) and the estimates I received for the work along with a low ball offer out there of $115,000 lower than asking price and they accepted.

you can go to escrow company and get a "net sheet" on the buying side: most accurate of if you want to ball park it: 500k or under (around $7k ) $500k or over: around 8k to 10k (up to 1 million) or 1.5% of purchase price

You used the term "Renew" but are you referring to a predetermined option period or has the Tenant already exercised all options and a completely new lease would need to be negotiated?
