Some details - the road is not managed by San Diego county, and it doesn’t appear that the city of Lemon Grove has done any work on it (I can’t find documentation anywhere that this road is city-managed though).

(Don't imply they have wasted the money elsewhere, even if there is a brand new car in the driveway, etc) This all needs to be documented so do it in something like an email chain making sure to identify their full name, the property, and reference important lease terms like the effective date, deposit amount, rent amount, how much they are behind, etc.

So, my rate includes a hell of a lot of things with it, not to mention results, and not comparable what so ever to a person who is going to do some listings, try using some documents and so on, it's just not an apples to apples comparison.

It best to just have a condition in the AP&S that states something to the affect that the Seller will cooperate with the buyer to obtain a building permit and work with the buyer pertaining any documents involving the committee and CityNot a bad idea to also have a clause in the contract allowing your surveyor access onto the property as you will likely need a topo survey to start building plans

If it’s septic or oil, there should be permits and township documentation about it.
