I’m with the fed cutting rates again yesterday, it could be beneficial in the short term.I’m currently buying another investment property and just save .5% with the fed cut since I wasn’t locked into the rate yet.

How much trouble do I get in if I just change the locks and demand he move out?

Hey @Steve Vaughan, I have gotten about 8 to 10 more roofs done this year, I am down to the ones where insurance paid almost nothing and they have issues like wooden shake shingles under the T locks. 

It locked in a 4 % interest rate.

If you think or assume that the tenant has abandoned the properyt, MAKE SURE that you document the property with photographs or walk through video before changing locks.  

HVAC are not signed to be run under 70, our tech locks them out between 70-80.

When you set aside funds for maintenance, you need to actually know what it costs to replace a water heater or change the locks or snake the sewer line.

I'm starting to think I may need to flip this to someone who will tear it down but it's in a great area so the appreciation will be good if I decide to hold it ( I bet no one's ever heard that before...)I've used Kilz in fire damage situations before so I considered ripping out the hardwoods and spraying the subfloor with Kilz to lock down the smell.Has anyone heard about or used an Ozone cleaner/ air scrubber?
