I was asking the adjuster for the loss-of-use (rent), but he denied it.

Turns out his auto feeder had not been plugged in so he was without food for two days (animal abuse?).  

My claim was denied and I am going to mediation (i did not know that existed) before considering calling a public adjustor.

Can anyone confirm or deny that?

It's extremely rare that I've seen a valid claim that was submitted properly actually be denied.

Hey BP, Suppose there are two individuals on a lease; one was physically abused (not reported to the Police), and the one who was assaulted asked to change the lock on the front door. 

These are the markets that are most affected.and like in Portlandia were the new law has restriction on denying for income or criminal ( not sure the specifics) but I think your going to see a clog in the court systems or who ever takes complaints against landlord discrimination.. its those renters that will scream the loudest.

But, if the bank thinks the borrower is lying, they will either deny it, or take a lot longer to check everything out.

I personally don't think that if you just painted a house 2 years ago, that it needs fresh paint unless the tenant is abusing the property.
