I took the red pill and dove into "wonderland" because I wanted to see how deep the rabbit hole went. ;) How did you find this deal and how did you negotiate it?

I am wondering if anyone experienced would be able to provide feedback on how deep this repair could go.

@Jonathan CoxI didn’t dig too deep into your analysis and I am not 100% familiar with the area you are investing however if your numbers are solid and you are positive cashflow on first analysis that is a great start.

The drains got clogged & the house sat for a couple days before this was discovered so the entire basement became a 7 ft deep swimming pool.

I first did a deep clean of all floors and walls, repainted all walls, cleaned and sanitized all air ducts and did a full kitchen and bathroom remodel myself while living in the unit.

I just took a really deep breath... hung up... told them I'd call them in the morning.

A lot of us have been in your position, Louis, with a tenant who has this deep-seated need to pull crap like this.

@Ryan RedeniusWhat is not clear is what is the wall constructed out of, assuming its a multi-wythe brick wall (3 or 4 courses deep).  

Make sure you're ready to deep dive into solo entrepreneurship.

I figured this too would be a good way to get in the game without jumping off the deep end to start out.
