Structural issues possible cost evaluation

Goodmorning, we just received our inspection report back on a home we thought only needed upgrades. There appears to be a substantial amount of issues. Most I'm comfortable with however the structural issues do scare me. I read through many other posts but stil do not feel confident. I am wondering if anyone experienced would be able to provide feedback on how deep this repair could go. The joist have been cut and are cracked as well as substantial mold. I do have photos I  as well as a more detailed description. There are multiple places with cracked brick on exterior as well. I was given a 10k-12k repair unofficial estimate and want to see if others feel this may be reasonable and what else could this lead to cost wise that may not be realized at this point. Thank you in advance .

The stack joist cut doesn't scare me much.  Add a couple blocks to the joists, some joist hangers, and you'll be fine structurally.

The mold is much more concerning, one for the cleanup where you can see, but also there's moisture that's causing it.  So fixing whatever is leaking to ensure it doesn't keep molding.  Plus, whatever wall that stack is in, probably needs to be opened up to both fix the plumbing and clean whatever mold is growing inside.

The brick doesn't look too bad to me, but I would have someone come out and take a look.  I can't tell if there's no lintel above the window, which is causing the stress cracking, or if there's something else.  There's definitely something going on, but can't quite tell.

I think your $10K estimate is reasonable. 

The joists are a few hundred.  The plumbing + mold won't be cheap.  The brick likely only needs some repair and maybe a bit more - the house hasn't fallen down, so I doubt the brick work would be a huge cost.  

Don't get too scared though - this is typical with most houses.  You'll always run into unforeseen issues. Just be happy you found these before you closed!  Of course, it's ultimately up to you how much your budget can take (and how much you can get from the sellers).  I would focus on the mold/plumbing issues with the sellers since it's an easy problem to see, and everyone is scared of mold.  They'll have to deal with it if they sell it to someone else.
