I used to do junk removal and demolition for these kinds of companies and saw all the worst case scenarios in columbus from tenants that can pay $800 per month. check the vetting requirements, raise the price to get into your unit. 900 per month is cheap in columbus if you are buying c class make sure to take a little more like 2 months rent so the people moving in aren't scraping by

I'm reducing the footprint and repricing.... finally a smart person. our floorplan for each unit we build is 668 sq ft and 2 beds for that exact same reason. people that Aren't in cheap markets don't understand. in columbus we face appraisal issues if we don't keep it as small as possible.

So, if you buy a property in a cheap market for $30k cash and invest $30k cash to rehab it and then it appraises for $80k after rehab you can refinance out your entire $60k investment and hopefully have a good cash-flowing rental.
