It is a city you need to know well, zip codes don’t mean much, they are too broad to know whether a property is a good deal, or not  you need to narrow it down to neighborhoods and then to blocks within the neighborhoods.Having said that, if your property is not in Fells Point, Federall Hill, Canton, and few other pockets, I think $2k/month is a stretch. 

Use a garden hose to rinse it off and ensure the coils are clear.Are any of the vents closed or blocked by furniture?

However, if you block the window with a window unit, you've now blocked a point of egress in an emergency. 

I'm not talking about a 1930 house that shifted a little or settled 50 years ago, I'm talking about active stair-step block/brick cracking, separating concrete walls, inward/outward wall bulging, etc.

Seeing businesses burned down within a block of your place obviously isn't very comforting but I can't say it really has impacted how I feel in regards to my own safety in the neighborhood.
