I will clarify a legal inaccuracy: if a formal probate has been filed and an executor/administrator appointed, in most jurisdictions it is normal and customary to liquidate estate assets during probate.

@Michael Q.It is not the point how many I have bought, and a real investor will not ask a stupid question how much you want they will set appointment and look at the property and make an offer and no matter what the seller say they want for the property an investor will always have an excuse why it is not worth what the seller is asking.

I make appointments only when all in title will be present (unless there's a good reason) and within the hour I'm probably on the phone to those I know who would be interested in that property.

One person did a blow by blow of where they were (on the way to the appointment) that ended being about 10 texts.Frankly I find it can be faster and easier to have a real phone conversation without all this tit for tat.
