I include language in my lease allowing me to change the furnace filters (with 24 hour notice) which allows me to enter each of my rentals once a quarter.

The 20% down terms were the same and I think we could've still put together the deal because it allowed the tenant time to vacate (the terms of the contract was to allow the tenant up to 90 days to vacate, so extending closing for that would have potentially worked).

There are times when you can elect a "stock" purchase to be treated as an "asset" purchase allowing you to reset depreciation.At times you do a stock purchase (buying the entity instead of buying the assets) when assets are immovable such as a Medicare Cert or a defense contract, or some other intangible.

I checked the lease created through Zillow that does not show up any option for reletting but what I am aware (done it few times when one of my other property was managed by a property manager) is tenant could pay reletting fees (typically one month rental) that allows property to be re-listed.
