I have this in my personal kitchen where prefinished wood flooring was installed over linoleum and quarter round installed without removing the trim.

I was able to upgrade my rentals to class A style with marble and granite vanity tops with fancy sinks, faucets, light fixtures and solid wood vanities.

@Roy Gutierrez no brainer, refi at 80% of the value into a low fixed rate with no PMI. 

Yeah, I ripped down some 1/4" plywood into 2 1/4" strips and tacked it on with a bit of wood glue and brad nails.

I would also like it stated that the Tenant(s) do not have access to the remainder of the property. the immediate yard is fine, but I would like to remain access to the woods and fields for hunting and farming.

For pine and other woods, a couple dozen trees isn’t worth it to a logger.
