At one point the mortgage company wanted to know why my name was not on the insurance policy for the homes (it was in the name of my LLC), and at that point I spoke with my insurance agent who added my name back to the policy along with the name of the LLC.Best of Luck.

I've done a Google search but have not found any agents who are familiar with investors.

For example I have a 3/2 SFR that has an unfinished basement, if I spent 15k to finish it and added a bedroom and a full bath to bring in another $250 a month in rent.

Lastly, by a lot of work, I mean it needs completely rewired with lots of outlets added to come up to code.

If you have a lot of bad debt the last thing you should be doing is adding more debt

To check if there is demand for storage units in your area there are companies who will do a marketing study for you (costs a few grand) or you could run some ads and see if people call.
