Sometimes you can find a better deal on these sites but if you are OOS, you will need a solid team from day 1.Many of these 'Marketplace' vendors have entered the TK arena(if you are unsure of these companies, just search the forums).

As in the residence needs a key to enter and the laundry area is not in this area, but rather outside and other residents don't need the same key to access, then I think you have some grounds to have it your way. 

We are all young adults that either are entering the work force as new graduates or are on our last years of college that are eager and see the importance of owning real estate.

Make sure to respect tenants' privacy and give them all the proper notices before you enter the property to do repairs, inspections, etc.  

I drove by a run down property in a neighborhood I like a few weeks ago and when I got closer to it I realized the place was way worse than it looked from afar and had been deemed "unsafe" by the town and cannot be entered.

The idea that you can enter into real transactions, marketing, negotiations, navigate the legal issues, solve title issues, etc Without any real real estate knowledge and experience is a bit delusional. 

I'm relatively new in real estate and I haven't entered into a bad deal yet even in an uncertain market. 

We're definitely entering a protracted recession.
