Hey Andrew,Thats amazing, how much is the purchase price and the estimated Renovation you budget on for your new acquisition? 

We also like to buy most of the windows/doors/mechanicals etc to avoid the 20-25% they scoop.So far it's worked for us, as they will move on to other projects before yours is complete so they definitely need an incentive to finish ON-TIME & on-budget !!!

They are hoping for parking revenue from the Raiders and food trucks in the lot.

Also, add 20% to what you think will be your budget!

A property came up in East Cobb, budget - check, neighborhood- check, ranch - check, 4 sided brick - check, walkable-check.

My capex budget includes roof 25 year life span( flat roof only 15), floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year lifespan, bath and kitchen remodel 20 year life span, etc.

They should have specific budget information for rehabbing, building, flipping and the buy and hold process.

I've wasted alot of time looking at "MINT" trucks that were polished turds. 

I've got a truck loan and a revolving line of credit through my local bank and they're always happy to work with me.
