Possibly even and air bnb(look into local laws). 

Getting people to your commercial hunting tract (air travel, generally) and having success during their stay are critical.

I was considering options like Hardmoney (never done this) home improvement loan (never done this) or Finding a credit union or bank that would give me the a rehab loan based on the post rehab value loan (never done this either)Any advice would be super helpful, I’ve got a lot of balls in the air right now.

@Jordan Callaway is spot on if its a regular illinois 7.0 real estate contract, if so check item #7 (line 55) for mortgage contingency which is 45 days after contract is signed or 5 days before closing date.... they will probably get you on that one and the buyer will get their EMD back.

Bottom line, when you have amounts like these pics, the risks are astronomically higher of permanent brain and or respiratory damage being done from breathing this stagnant air for as little as just a few minutes, and the risks increase the longer you are exposed.
