A lot of it is what strategy you want to focus on, there are ways to find the distressed owners but you may be willing to wait for someone who will sell in 3 months.

However, the OP specifically cited cash on cash return of 10-12% as a criteria he was using in his 3rd post from the beginning, so I decided to focus on that.

@Sam Shueh ok, so you are suggesting that I focus more on the similarities of the materials (or upgrades) in the interior versus the bed/bath, square footage data?

I would focus on paying off all debts except for the deferred loans and cash flow the remainder of your education.

I don't know if the quote you mentioned refers to rentals, flips, or what, but if it's a rental, focus primarily on cash-on-cash return.

I am quite excited and motivated to get to my first few wholesale deals out of the way in order provide enough capital to move into a more burr focused model which may include rental units before executing on that final "r". 

I go through my vast database of owners to source the best properties to buy and do not focus on the listing side.

I don't understand why landlords think they need to text, email, call, visit or remind their tenants when the rent is past due.
