I have been thinking lately about using a 401k loan for closing and taking the $20k for REI investment purposes.I know that if you use the 401k loan for first time house buying you can stretch it out to 15 years (obviously I would pay it back long before that) but this would give me some immediately capital to deploy.Is there any way to do this since the $20k earnest is already in escrow?

If using a lender this is a non issue.

I am a real estate attorney, and recently I started using a small company to do credit 'block & repair' to delete items off my clients credit reports, and block property developers from hitting their credit. 

I'm looking at using as a way to purchase more rentals.

Is anyone here using a unit in their duplex, triplex or renting out areas of their SFH to Airbnb regularly?

Using a HELOC for a down payment requires that a LO actually be good at math, which is why the overwhelming majority are saying it "can't" be done.

Are there any options with an LLC, or have others gotten around this by using a local bank?
