As soon as the property is in livable condition you can then rate and term the HML without any seasoning requirements as long as the LTV is supported.

While in college as a new agent I had been working 3 other jobs to stay afloat since supporting my mom and younger sisters and boy is it hard to transition over to full-time with a family to support (some agents take out $5k-10k loans to get started and it sure seems to expedite their success and I also would recommend quitting other jobs as soon as possible instead of allowing it to hold you back and then making that first assistant hire as soon as possible too).

Depending on the Board of Realtors that supports the MLS, some allow for "an assistant" who can have access to the Broker's MLS but cannot amend content or list property for sale.

Also the fees that are associated with being a real estate agent are very expensive; however being a part time agent can be done, but I recommend that you approach this as a business and before you transition into it have a plan and money to support you until your part time business begins to make money.

I would say Buy it out right. live in it until your ready to move. if your near western university then you will be able to rent it out easily after you move out.
