If I buy a Student Housing or Apartment DST with a 50% L/V for $200K, and they have say 20% land and 80% improvement.

I'd like to use this strategy to create a student housing portfolio.

I don't know if I'm going to work with buyers or seller, but for now I just want to hang my license with a Broker, find a mentor, connect with people, and feel out the industry, all while constantly learning and being a student when I need to be.Again, thank you for your input

As students we don't have a lot of personal finance to get started, so since we are going to be borrowing i want to ensure that our numbers are as accurate as possible to explain in detail to a lender how i can make their money back and they can have confidence in my partner and I before we establish our portfolio.

It looks close enough to RPI and is on a bus line that we might get student tenants.
