The most recent was the fridge and they stated the freezer portion still works but they are sending someone out to take a look and see if it’s renters fault or if it’s just the components going bad.

Luckily I reached out friends/family and made posts on social media which led to me being able to have one side rented at the time of close.I felt that this was not the best way to go about it and was wondering what other methods people in similar situations have used..I tried asking  permission from current owner to advertise "for rent" on Zillow but did not ever receive a response..

Use the average life span of each component, divide the cost by # of years and use that annual cost added up as your "Reserves", and then add Maintenance costs on top of that...

Again, if you use a good real estate agent, they should have 3-4 good, reliable, fair contractors for each major component of a housing unit on speed dial.
