If a property is listed (REO or not), chances are your end buyer has already seen it so you would have to have some sort of remarkable negotiation skills to be able to get it under contract at a price that you could make your fee and the end buyer would getting a deal they would be happy with.

The driveway is single car width from the street down the side of the house, and then opens up to be 2 car widths in the back, so I allowed 1 car per tenant to have driveway access.Well, problems have emerged because 1 car is too large, 1 tenant doesn't have the skill to pull in and around (or back up without hitting house), etc, etc.

Long term, my goal is to build the relationships and skills I need in order to create a property portfolio that will replace my current income and continue to grow.I have found the information on BiggerPockets very helpful so far (especially the podcast).

He has been advised that if he farms the land for the 2 years prior to selling, and his farm earnings are more than his personal income, then he can avoid the capitals gains tax, he more or less needs a good accountant to organize the whole deal and who might have some recommendations on how to structure everything.Thank you in advance for any tips/feedback!
