Ok, so some operator that is experienced, well funded, and intimately familiar with the local market is going to go through the trouble of finding a great deal with their own money, renovate it with their own money, then expected to just hand over their best deals to some Dude in Cali rather than keeping it for themselves, and leave enough meat on the bones for the Cali Dude to profit.

I do not expect to recover much if anything, but at least the judgment on their record would be a red flag for the next landlord they apply with.
