Hey, all.In the interest of purchasing foreclosures and meeting with sellers, I'm looking for some forms other investors may have that serve as sort of a preliminary checklist.

From what I recall in reading posts on this site as well as a number of flipping related books, I wasn't shocked by this, but it is still really expensive money.  

I ordered a preliminary report from First American Title.

You can also speak to several local Brokers to see if they can run some preliminary comps for you.

I'm in Nashville and haven't been able to go look at the property or anything so all I really have to go off of at the moment is a picture, the listing saying it had fire damage mostly in the garage, and the advice of my realtor/investor contact on the ground there.The preliminary numbers so far are looking good on the property.

You can do a preliminary walk-thru if you want but you definitely need to do one after the unit is vacant.  

@Kevin SiedleckiYeah i was shocked to see how low they rent for vs how much apartments in larger complexes are going for.

It forces both to sign the check giving you proof of payment.Typically a preliminary notice has to be filed by the contractor within a specified time frame.

We pretty much have the same schedule everyday so I'm shocked that this mouse was out and bout like that this morning.
