What would you say are the biggest challenges that owners of property in the VDA (Princeville, Poipu, Kapaa/Wailua resort areas that allow vacation rentals) face when trying to maximize the return on their investment?

I wonder, do you gals/guys think there are some US markets where it would be easier (or harder) for women to become successful players?

Did you lose any valuable players?

The initial key is to find areas with plenty of land, i.e. partially developed subdivisions, with plenty of owners that have essentially "given up" on their lots - but the area still has broader appeal - i.e. like the Pocanos (which I don't personally know about) - but imagine it is like a resort type area.

While national players will be more diversified, geographically and larger numbers, target payoffs should be withing the lease term, but not always possible with regional or national stores.The only tool an individual investor has in considering one store is knowoing the market and if in a small town, the expected growth in the area (which can be zip!).

I reckon that if they're so desperate to get positive reviews that they have to resort to something of that nature, that ought to be a red flag for a buyer, for sure.

The biggest players in the business can't do it, but you can, and advise others to as well.
