Occupancy rates on Kauai are pretty predictable and is 70% average year around (my guess). Only 3 areas where county allows vacation rentals on our island. Most vacation property owners I know say rate for management is more like 50%. It's a tough, expensive market to do vacation rentals, but there are plenty doing it
