To answer the question from phcapital, yes, you do get tax benefits of depreciation with a TIC as well as regular income distributions from rents.As stated earlier, they are ideal for someone who wants to have ownership of larger scale retail centers or office buildings they otherwise would not have access to with the amount of capital you have to invest.The only tricky part about them is the exit, which was also stated earlier.

and reached a loan officer who is well schooled in stated income lines of credit...funny thing is the mortgage that i refinanced was with wells fargo so they have me in their system...i will contact them this weeks= but it sounds like they can do the line for mereally appreciate the helpwilliam ....seattle

dont know about GA tax sales but in CA.. they usually start at 10 to 11am  and at 8am the tax collectors offices is full of people paying their tax's  LOL
