Typically what I see is that if there is adequate notice and there's a likelihood that the nights will be booked by other parties then I would allow for the refund (myself as the Host), but if that is loss income because you have made the commitment to use the property during that time that is a cost of doing business on your end.

Most likely he will dig in and want to stay as long as possible because he knows he has a good deal.If they are month-to-month, you can give them notice of termination based on your state law.

If you can (legally) just give 30 or 60 day notice, not so bad.
