Consider setting up key word alerts for the names of the suburbs, the names of the DC neighborhoods, also be sure to have D.C. as well as DC. 

I timeblock my schedule and make sure it is extremely organized.

There are several near me with neighborhood sounding names like "Zellwood Station", "Chalet North", "The Hills", "The Valley", "Overland Village" etc.

I would also check out the other properties in your neighborhood if any of them are zoned larger then a triplex.

I have now decided to expand my search to other B neighborhoods (Parma, Old Brooklyn).

It's in an 'up and coming' neighborhood but it's been up and coming for 10 years so I can't imagine it will change much in 10 years.

Just didn't know if that also applied to the less affluent neighborhoods as well.
